The role is within one of our London based teams, and is responsible for dealing with a significant portfolio mandate for one of our key clients. While the focus is primarily industrial it includes elements of out of town retail and multi-let office and is highly client facing. The role also includes the opportunity to get involved with the client’s development and estate refurbishment program so is not your usual property management remit. This role will also get involved in other client mandates with the opportunity to take ownership of new and growing client portfolios from set up.

This is a high profile role managing some of our clients’ key assets, managing the site teams, ensuring highest levels of service delivery and client reporting. The team work in partnership with both the client’s asset managers (Savills Investment Management) and our own team to deliver a service focussed on; Operational Excellence, Customer Engagement, Placeshaping, Sustainability/Wellness and Innovation (linked to our Divisional PM+ Strategy, the pillars being; Expect, Engage, Experience, Environment and Evolve). The client has a clear net zero carbon strategy.

Working primarily out of our Margaret Street office the successful candidate will gain a wide breadth of experience and growth potential, working closely with an Associate Director and other property management surveyors. The team is supported by market leading operational, ESG and placeshaping teams as well as systems.

Key Responsibilities Of The Role

  • Manage the transition of new client/properties over to Savills property management and the setting up of new instructions and portfolios
  • Play a key role in developing talent within the team and pushing initiatives
  • Building strong working relationship with the existing clients
  • Support on pitches and new client mandates
  • Reviewing implementing bespoke business/action plans for each asset
  • Ensuring the PM+ pillars are reflected in service delivery on site
  • Take a proactive approach in terms of asset management opportunities and the exploiting of potential initiatives with client
  • Dealing with the tenant and client queries in a timely and efficient manner
  • Draft review and approve service charge budgets
  • Review service charge cash flow and budget regularly
  • Approve service charge reconciliations
  • Liaise with the building managers and regional facilities managers to ensure that buildings are well maintained at all times
  • Acting as gatekeeper for wider Savills service lines
  • Carry out regular property inspections and develop occupier relationships
  • Be responsible for preparing in advance for client meetings, recording minutes of those meetings and carrying out any actions arising.
  • Ensure accurate client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales, subject to approval by line manager as required
  • Reading and summarising of leases and ensure accurate data is maintained on the property management system and to regularly check update and audit the accuracy of the data
  • Advance planning for critical lease event dates such as reviews, lease expiries and options and assisting with an implementation strategy for these
  • Ensure tenant arrears are proactively managed in conjunction with the Savills central credit control team
  • Take a “hands on” proactive role in property management
  • PO approval and ensuring correct coding of expenditure in line with the budgets
  • Identify and progress opportunities for cross selling activities
  • Identify opportunities for providing additional services to clients

Technical Experience

Skills, Knowledge and Experience

  • MRICS Qualified preferred

  • Have a high attention to detail, well organised and a good initiative level
  • Be a team player, and ability to lead and support junior members of the team
  • Be articulate, professional and persuasive with a good telephone manner and good report writing skills
  • Show the ability to cross sell other services within Savills
  • Have awareness and interest in industry trends. Be able to influence service delivery with these trends and articulate to clients the benefits.
  • Ability to work with relatively high degree of autonomy with minimal supervision
  • Be adaptable and above all keen and enthusiastic
  • A desire to progress and generate new business
  • Numerate and technically competent
  • Show a practical pragmatic common sense approach to management
  • Ability to deal with challenging mandates and coping with a high work load
  • Excellent IT, problem solving, analytical, negotiation, interpersonal and managerial skills
  • Full, clean driving licence
